Located on an .83 acre property in Hilliers. 8 minutes from Qualicum, 15 minutes from Parksville, and 5 minutes from Coombs. The pad is separated from the house on the property by a privacy fence. The pad has sewer, water, and 30 amp service. Although the pad is on a shared electrical panel with the house, the RV has its own pass thru hydro meter. Landlords will pay up to 100$ monthly for hydro and tenants will only be billed for actual KWH used over the 100$. Residential Wifi will be uncluded. This is a tiered property with the pad dimensions approx. 35’ long by 18’ wide at the front, narrowing to 16’ wide at the back. We have a 26.5’ long by 8’ wide fifth wheel on site that fits nicely, it will be moved by July 1. The wood under the gray tarp, the BBQ and some plants currently being grown in the curved garden and in pots will be moved as well. Beside the pad, and down 3 steps is a 32’ long x 18’ wide gravel pad and lawn area. The lawn itself is about 15’ x 15’. There is a curved garden bed currently maintained by the owners, as are all the lawns on the property, but this is open for discussion for an avid gardener. Currently the house is rented, but the owners plan to move in to it July 1st. The driveway is shared, and there is dedicated off street parking available for the RV pad. The water is from a well, but is treated with modern equipment, it serves both the house and the RV pad. Due to constraints on water and septic systems this pad will accommodate one person with a trailer or fifth wheel no longer than 30’ max. One small dog considered. Pad rent is $900 per month, plus hydro based on actual KWH used each month. 1 year lease. References and proof of income required upon tentative acceptance.
